We have made it to the fourth quarter of 2021! Which means, it’s time for our monthly market recap.
The last few months we’ve been holding pretty steady. Looking at Gilbert as an example, since July we have seen an average sales price in the upper $570’s to low $580’s (small fluctuations are normal). This is a good sign for Buyers who were wanting to see the market steady a bit.
What does this really mean to you?
Sellers
Homes are still moving quickly when the initial list price is realistic for the condition of the home. Buyers have gotten savvy and from my experience, they are no longer willing to play games unless the home is 100% what they are wanting. Be realistic, hire an experienced agent who knows how to navigate all markets, and this will be a wonderful time for you to sell.
Buyers
If you’ve been waiting to get in the game, now is the optimal time to do so, especially if you have a home to sell as well as looking to buy. There is still competition for the “highly desired” homes, such as complete remodels with trending color schemes and/or homes with fully landscaped backyards with a pool. Be realistic with your offers and be prepared to move quickly, especially if you want the “pretty” homes. Keep in mind, many things are easily changed, like paint colors, even flooring and countertops; so don’t overlook a home that may need a little work over time. As Mothers everywhere say, “Patience is a Virtue”.
