1. I’ve heard there are a lot of deadlines and steps in purchasing a home. Can you help with that?
I provide each of my clients with a detailed checklist of critical dates that is customized to your purchase contract. We will stay in constant contact throughout the entire process to ensure you meet all necessary deadlines and make this a smooth process for you.
2. How do I know what to offer for a purchase price?
Once we find THE HOME, I will run comparable sales and we can look at them together to see what would be an ideal offer for you to make. I can assist in suggesting offers, the ultimate decision on what to offer, is of course, yours.
3. I don’t really know any vendors for inspections, title work, lenders, etc. Do you have any suggestions?
After more than a decade in the industry I have worked with many amazing vendors and I’d be happy to share my experienced vendors with you. If you have someone else in mind, I’m happy to work with them as well.
4. Do I really need to talk to a lender before we go house hunting?
Unless you are buying the home with cash, then yes you do need to speak with a lender to find out what you can comfortably qualify for. In order to make a strong offer on a home, we will be sending the lender prequalification with our offer. You will want to have this ready to go before we physically see any homes so we do not have to delay making an offer when we find THE HOME. We can also make your home purchase offer stronger by having a pre-approval from your lender in advance. Read more details about the pre-approval on my blog post.
5. Can you help me with a new build community home?
Absolutely! New build homes can be so much fun especially when you get to select the fixtures, colors, and all the upgrades you want in the home from the start. I’d be happy to show you any new build communities that match your criteria for THE HOME. Read some pros and cons about buying a new build home versus a resale home.
6. I’ve heard that sometimes the Seller will agree to pay the buyer’s agent fees; does that mean you work for the Seller instead of looking out for my interests?
Not at all! Once you have hired me, I will be working hard for your best interests. In fact, we will have a contract that states how I will be working for you, not the seller, even if the seller agrees to pay my fees.
